ANRPLAN-21 UNlVERSITYROAD,GEORGEBATESjLINKMUNSON Mr. Munson was present tonight to explain the four-sheet plans on a project he has been working on for years for George Bates, a former client of Toomey-Munson Assoc. Mr. Bates has owned this property for many years. In February, the MDC acquired a Conservation restriction on every drain. He is creating two lots out of one large parcel. One lot with an existing building on it, and the remaining 119.3 acres will be conveyed to the Trustees of Reservations, along with a $400,000. donation for maintenance fund. It is further complicated because there is some land court title, which would require separate plans, etc. MWRA has access rights over University Road. It is a 75' wide strip. They have frontage for Lot A and Lot 1, but not for Band C. He will label Lot Band C as "non buildable" on the plan to be signed. Mr. Munson will comply with that request. Mr. Munson stated that it is not a building lot due to the Conservation restriction, which is labeled in green, which is on the document. The Board has not seen the document referred to. Upon a motion made by Mr. Comeau and seconded by Mr. Miller, the Board voted to approve the ANR dated September 18, 2003 for University Road. Parcels B & C will be labeled on the plan as "not a buildable lot due to insufficient frontage. Voted: 5-0 in favor. 3. ANR PLAN-935 RANDOLPH STREET-PETER FORNAMjMlKE MORSE !-Ie is breaking the lot into Lot A and Lot B with adequate frontage and it meets the build factor of 23.
