Planning Board Minutes of August 8, 2012 They are proposing to build a 29,000 square foot warehouse building in order to expand business. The site is on Arboretum Way off of Turnpike. The plans contain the layout of the utilities, parking, lighting and landscaping. The usage of the building will not produce a lot of traffic and the access is located in the back. They would like a continuance until September in order to continue to work with PSC on this project. Mr. Jenkins suggested submitting a request for a variance with the Zoning Board because there is no frontage. Mr. Connolly asked when they anticipate a meeting with PSC and when the meeting occurs, they will need a letter with the comments of the meeting. Mr. Comeau wanted to know approximately how far down the condos were from this project. Mr. Vinciguerra stated that if the property is being purchased there should be an ANR. Mr. Miller stated that he is not exact but his best guess is that the condos are approximately 1,000 feet away, and they have talked with the abutter regarding landscaping. The property is owned by N.E.C.I. 530 Turnpike was continued until September, 2012. Next Item on the Agenda — Knob Hill (Cost to Complete). Dave Sanderson explained that PSC sat down with Engineering, Jim Donovan & Lisa Grega and put together this list entitled "Knob Hill Estates Subdivision — Cost of Proposed Repairs" Rev. 08/08/2012. They divided the costs to do minimal improvements and the purpose is to get this development accepted. One item they took out was the fencing of two areas at 42" at a cost of $25,000.00. They feel sufficient to move forward with this and we have approximately $111,000.00 in surety. Mr. Comeau stated that Jim Donovan, Mike Trotta and Tom Houston combined all the lists at their meeting and it made it easier to go through with what is more important. He would like to thank them for compiling the list. Mr. Jenkins stated that the money that is held in surety, can't be just "turned over ". It needs to be an RFQ for bidding under the State Bidding Laws and there is a process to get the money. We need a dollar amount on each RFQ. This means that there is a possibility of getting a lot of work done for short $$ if broken up and getting 2 bids. 10
