TOWN OF CANTON PLANNING BOARD MEETING WEDNESDAY, SEPTEMBER 5, 2012 SALAH MEETING ROOM 7:00 P.M. TOWN HALL MINUTES Present: Chris Connolly, Chairman; Gary Vinciguerra, Vice Chairman; Kristin Mirliani, Clerk; Jeremy Comeau; George Jenkins. Also present: Dave Sanderson, Professional Services Corporation Karen Lawlor, Planning Board Administrative Assistant Meeting came to order at 7:00 p.m. Chairman Chris Connolly called to order the Planning Board meeting of September 5, 2012. 1 St Item on the Agenda — Form A, Lots A & B, 16 Hillsview Street (Scott Lenhart). Mr. Lenhart explained that he would like to divide the land into 2 lots, Lot A and B, and both lots have the required frontage on Hillsview Street. A motion was made by Mr. Jenkins and seconded by Mr. Comeau to approve the ANR at 16 Hillsview Street. Reason: Frontage on both lots. Motion passes 5 -0. 2 °d Item on the Agenda — Form A, Lot 1 and Parcel A, Pleasant and Ward Well Road. Mr. Paul Brodmerkle, Engineer explained that he would like to divide the land into 2 lots, Lot 1 and Parcel A, and Lot 1 having continued access from Pleasant Street and Parcel A having continued access from Ward Well Road. Mr. Brodmerkle explained that this is an approximately 30 acre parcel and abuts conservation land and the Irish Cultural Center. Mr. Jenkins stated that Lot A shows only 71.14 feet of frontage, and 75 is required so this is an unbuildable lot unless a Variance is obtained. The Board requested that Mr. Brodmerkle write "unbuildable" on the plan.
