Paul Mathews represented the School Committee. Paul Brodmerckle presented the new site plans
dated July 18, 2007, which were minor modifications from plans of July 12. July 12 plans were
given to Zoning Board of Appeals. He explained the changes to the Board. He also noted that
they received a favorable recommendation from the Planning Board. (synopsis of the letter read
by Chairman Carroll). This property will be used for a maintenance building and school bus
parking. The new plan eliminates an eight foot retaining wall separating the neighboring
property. Traffic will go to the rear of the building. They anticipate using less spaces than
required. They will seek a variance on the final number to be built. There is rear and side access,
which dedicated more space than they will use. If and when the tenant leaves the property, the
rear of the building will be additional parking. There are no wetlands on or around this property.
They have enclosed drainage, and a structure to recharge runoff. Due to the sand and gravel, it
will go back to runoff table. Chairman Carroll noted that this was a much improved presentation,
and a thank you to the School Committee for coming up with new plans.

Mr. Fitzgerald questioned the number of stories in the building. Mr. Brodmerckle stated that
nd
there is one story with a mezzanine as a 2 story. Mr. Fitzgerald also questioned the date of the
plans they were using, as opposed to the date of the plans submitted to the Board. He then
presented the modifications to the plan. The runoff and handicap spaces were the only changes.

Mr. Pando noted that the 1 plan was presented by a different Civil Engineer and the new firm
has met all requirements for a Site Plan Approval of the Town. Planning Board had minor
