October 2014 Page Of '\ Attorney Schneiders explained that he wrote a Memo to the Zoning Board and he would like to thank Tom Houston for rushing his Review and getting his report to us today. The Connors Wayside Furniture building is a non - conforming commercial use and they would like to do the same thing as is was done on Revere Street with the Assisted Living Building that is almost completed and use the same concept. The By -Laws state that you can get a Special Permit as long as the non - conformity use is not more detrimental than the commercial use that is there now. Over the years the owners of Connors have tried to retire and they have interviewed numerous people about purchasing their property, but they feel this residential use is the best use of their property. Mr. LaMarr explained that he has worked with development and non - profit organiza- tions and he would like to donate one unit to a veteran and hopefully a Canton veteran. Attorney Schneiders further explained that these are very impressive developers. Jerry Connors has lived in Canton for 70 years and has owned this company since 1996. He would also like to thank George Comeau, a Canton Historian, who wrote an Article about the loo year use of the property. There were people living there for many years above the business which is explained on page 4 of Mr. Schneider's Petition. This use would not be more detrimental and it heads back towards toward a similar situation when a bakery went into the gas station. Further, on page 5 of his Petition, it explains all the arguments as to why this use is less detrimental. We have been working on this project for over a year now and aesthetically this would look very nice and this is not a mixed use because there would be no commercial business. We are preparing for 26- units and there is now approximately $35,000 in annual taxes for furniture store and that would greatly increase with this being a residential use . Mr. Schneiders ended his presentation by saying that the Building Inspector felt that we need Site Plan Approval even though we are not constructing any buildings. There is parking on site and on the neighboring site which includes a single family home. There is no opposition to this and everyone has been in support of this project which also takes into account the neighborhood. In conclusion this is what is there now and our presentation shows what the completed project looks like. The northwestern corner of the store did look like this in 1890 but that was taken down, dormers were removed and we are trying to restore what it looked like in the past. Kristine Meaney of Site Design Professionals explained the Site Plan Layout which shows the existing house, driveway and pavement, which wraps around paving up to the existing building. They are proposing to expand the parking lot to the north with a garage and make the property greener. Site Design met with Fire Chief Doody. They had a very successful meeting and discussed utilizing the existing water service and adding a fire hydrant.
