TOWN OF CANTON PLANNING BOARD MEETING WEDNESDAY, MARCH 18, 2015 SALAH MEETING ROOM X7:00 P.M. TOWN HALL MINUTES Present: Jeremy Comeau, Chairman Chris Connolly, Vice Chairman Michael Mitcheroney, Clerk Tori McClain George Jenkins (via skype from a remote location) Also present: Timothy Richard, Town Planner Thomas Houston, Professional Services Corporation Karen Lawlor, Planning Board Administrative Assistant Chairman Jeremy Comeau called to order the Planning Board meeting of March 18, 2015 at 7:00 p.m. Mr. Comeau explained that Mr. Jenkins would be joining the meeting via skype since he is out of the state. First Item on the Agenda - ARTICLE 2.1- BOS -ZBL -1 - Amend Section 9.8 by creating Priority Revitalization Area C within the Canton Center Economic Opportunity District. (Board of Selectmen) Bernie Plant of Canton Holdings, LLC, was present to discuss the proposed warrant articles along with Sal Salvatore from the Board of Selectmen. Mr. Plant discussed changes to the articles, and mentioned that the CCEOD district would be extended. Mr. Connelly asked what the buildable lot area is. Mr. Plant said that it was 35 acres, but it is 28 buildable acres when you take out the water area. Selectman Sal Salvatore explained that Town Counsel said that this overlay would not be considered spot zoning due to the size of the site. He also pointed out that the develop- ment agreement is designed to protect the town from an unwanted development. Ms. McClain stated that this is the perfect type of project that the CCEOD was intended to create.
