Planning Board Minutes
September 5, 2018
Motion was made by Ms. McDermott and seconded by Mr. Panico to open Item #2. Motion
Approved.
Next Item on the Agenda — ONE HEMLOCK STREET (ANR) — George Grant,
Applicant; (Paul Brodmerkle, Site Design)
Mr. Brodmerkle explained that this plan was brought before the Board before. Changes have
been made and they would like to move the property line from the existing house and pool
and give 15,000 square feet of land from the Hoosier Club and Golf Course and create one
(1) existing new house lot. The Golf Club is giving up some tees and an easement and will
own one (1) of the tees. This Plan meets all the dimensional requirements of an ANR with
frontage on both Greenlodge and Hemlock. Lot 1 has approximately 183+ feet of frontage
and Lot 2 has approximately 152+ feet of frontage.
A motion was made by Mr. Scully and seconded by Ms. McDermott to Approve the ANR for
One Hemlock. Motion Approved 5-0.
Next Item on the Agenda —:112 -1? -6 IND AN LANE (Scenic Way Curb Cuts) —
(Applicant, Top Notch Development, Stoughton MA: Paul Brodmerkle, Site Design
Professionals, LLC, Engineer)
Mr. Brodmerkle explained that he has met with the Fire Chief and he is will to accept the
driveways cuts narrowed to 24 feet. The stonewall cuts now narrowed to 24 feet will be 1/2 of
what was originally going to be removed. The original cuts on the driveways were 52-56
feet; was narrowed to 36 feet; and now are 24 feet.
In regard to the giant retaining wall, the builder has approached the owner and is
contemplating a granite look veneer which will be much more attractive and when
completed, with the return of the berm (which was dug out to put in the wall) and the
backfill, only 3 to 4 feet of the wall will be visible.
Mr. Houston suggested that maybe a shelf needs to be built to hold the veneer in place on
the wall.
Kathy McCormack of 396 York Street stated that DPW should see the site distance and
shouldn't the Board of Health be looking at this wall. She also asked if there was a height
requirement on the wall.
Mr. McCarthy stated that this wall is on private property and when completed only three (3)
feet of the wall will show.
