Chairman Pando explains the only item he is missing is the revision date on the current plans, Mr. David Eastridge states they are dated November 30, 2020. He explains there is a Rill set of plans in the Zoning Board office. Mr. McCourt makes a motion on behalf of Canton Copperworks, LLC of 0 Revere Street that a Site Plan entitled "Copperworks Residential Development Lot 9/-0 Revere Street, Canton, Massachusetts" drafted by VHB with an initial date of July 17, 2020 and a final revision date of November 30, 2020 be approved. That a Variance be granted so that the height of Building 5 and 6 of Lot 9 will be sixty-two (62') feet rather than the forty-eight (48') feet maximum allowed. Additional height is reasonable due to soil conditions (ledge and contamination) and topography (substantial slope), That a Variance be granted so that Building 5 and 6 will have four stories of residences above a level of garage; rather than the maximum of four stories. The fifth level, dedicated to garage parking, is partially below grade on the western side and partially exposed on the eastern side due to existing site topography. A Special Permit be granted so that the driveways on Lot 9 and as they continue across Lot 8 as shown on the approved plans will be twenty-two (22') feet wide rather than the thirty (30') feet width required. Where driveways intersect the public right- of-way, twenty-four (24') feet in width has been provided. This zoning relief is granted subject to the following conditions: • Prior to the issuance of a building permit, the applicant shall obtain a hydrant flow test demonstrating that the municipal water distribution system provides pressure and flow that comply with the Water and Sewer department and Fire Department requirements.
