First Item on the Agenda (i) 6o Dedham Street (MARIELLA ESTATES) — Lot
Release (Lot j) — (Jay Bullen, Developer; Charles Giacchetto, Owner of Lot 4).
Mr. Giacchetto explained that he resides at 65 Eagle Drive and is requesting a lot release for
Lot #4. A new Plan was presented that removed that word "unbuildable" on Lot #4 of the
approved Plan, and the new Plan reflects the change. Escrow was posted in the amount of
$19o,000.00 on Jay Bullen's behalf, and there is also a Tri -Party Agreement with the Bank
of Canton in the amount of $19o,000.00, so there is more than an adequate amount of bond
for the completion of the subdivision.
Mr. Houston explained that the 2019 Cost -to -Complete is in compliance with the
$19o,000.00, and the Applicant has completed more work than is reflected on the cost -to -
complete. Further, he supports the release of the final lot.
