TOWN OF CANTON
PLANNING BOARD
March 19, 2025
MINUTES
Present: David McCarthy, Chair
Jim Quigley, Vice Chair
Sean Robinson, Member
Also Present: Karen Lawlor, Administrative Assistant.
Chair McCarthy called to order the Planning Board Meeting of March 19, 2025 at
6:30 p.m.
A motion was made by Chair McCarthy and seconded Mr. Quigley to open the public meeting
of March 19, 2025. All in Favor, Motion Approved 3-0.
Chair McCarthy welcomed everyone to the Planning Board meeting of March 19, 2025. We
are meeting in the Salah Room at Memorial Hall and Canton Cable is broadcasting. Ms.
McDermott is unable to attend the meeting today, and we will proceed with three members.
A motion was made by Chair McCarthy and seconded Mr. Quigley to open Item #1, 255
Rockland Street. All in Favor, Motion Approved 3-0.
First Item on the Agenda (1) 255 Rockland Street — Petition of Zeus Construction LLC,
for construction of a Proposed Residential Four (4) Lot Subdivision at 255 Rockland Street,
Assessors Map 41, Lot 2, located in a Single Family Residence B Zone (Applicant, Cameron
Bagherpour)
Cameron Bagherpour, Applicant, and Ryan Boucher, Engineer, explained they have been
working with the Town Engineer, Alfons Koka, and going back and forth. They have reviewed
a number of items and Alfons is satisfied with the responses and everything has been cleared
up.
They are requesting two (2) waivers:
• Sidewalks — The project is seeking approval of the proposed road as a "Lane" as
outlined in the Subdivision Rules and Regulations. Under this criteria, a sidewalk is
not required. Due to the existing right-of-way width, the addition of a sidewalk is not
feasible while maintaining the roadway widths; and
• :13-foot Required right-of-way. The 33-ft. right-of-way is an existing private way. The
applicant is seeking a waiver for the overall width. The cul-de-sac, right-of-way is
proposed to be compliant with the required right-of-way diameter.
