TOWN OF CANTON 
PLANNING BOARD 
April 2, 2025 
MINUTES 
Present: David McCarthy, Chair 
Jim Quigley, Vice Chair 
Patricia McDermott, Clerk 
Also Present: Karen Lawlor, Administrative Assistant. 
Chair McCarthy called to order the Planning Board Meeting of April 2, 2025 at 
6:30 p.m. 
A motion was made by Chair McCarthy and seconded Mr. Quigley to open the public meeting 
of April 2, 2025. All in Favor, Motion Approved 3-0. 
Chair McCarthy welcomed everyone to the Planning Board meeting of April 2, 2025. We are 
meeting in the Salah Room at Memorial Hall and Canton Cable is broadcasting. Mr. 
Robinson is unable to attend the meeting today, and we will proceed with three members. 
A motion was made by Chair McCarthy and seconded Mr. Quigley to open Item #1, 255 
Rocldand Street. All in Favor, Motion Approved 3-0. 
First Item on the Agenda (1) 255 Rockland Street — Petition of Zeus Construction LLC, 
for construction of a Proposed Residential Four (4) Lot Subdivision at 255 Rocldand Street, 
Assessors Map 41, Lot 2, located in a Single Family Residence B Zone (Applicant, Cameron 
Bagherpour) 
Cameron Bagherpour, Applicant, and Tim Powers, Engineer, introduced themselves and 
explained that hope they can finalize everything tonight. They had submitted the HOA and 
Covenant and after review by Town Counsel, they will add that language. Also discussed was 
the Waiver for the sidewalks which will not be required since they have proposed that this 
street as a "Lane" with the straight portion of the beginning of the subdivision as Rocldand 
Street which has an existing house with a Rocldand Street address that will not be changed 
and the circle portion of the subdivision will be Sapphire Circle/Lane, as approved by the 911 
Committee.
